ASHBURNHAM — May 26, 2026 — Ashburnham Planning Board endorses Lakewood Park Road land split and eyes joint ZBA workshop on 40B permits. At the May 26 meeting, the board unanimously approved an approval-not-required plan transferring Parcel A3 from 12 Lakewood Park Road to 8 Lakewood Park Road to give the latter legal frontage on Wyman Pond Road, with the remaining lot at No. 12 retaining roughly 100,600 square feet against a 50,000-square-foot zoning minimum; applicant surveyor Chris Parra of Parra Lynn's Surveying represented owner Frank Morrill. The board also voted unanimously to continue a stalled public hearing on a 32-unit apartment proposal by State Road West 88 LLC to June 9 at 6 p.m., citing an incomplete second-round peer review by engineering firm Tetra Tech. The bulk of discussion centered on the two active 40B comprehensive permits before the Zoning Board of Appeals — the Sargent Road and Adams Street projects — with the town planner proposing a general technical workshop with ZBA Chair Matt to share site-plan and stormwater expertise before critical decisions are made, noting that approval of either project could allow the town to apply for a short-term 40B safe harbor.
